Developer Buys Land Along Catawba River in Rock Hill for Large Residential Project

A developer has acquired the land needed to begin a major residential project in Rock Hill.

Wilmington-based Zimmer Development Co. has bought a 41.6-acre site along the Catawba River from Charlotte-based by Fiorenza Communities. The site will be home to Marvell Rock Hill, a project that will include 246 apartments and 72 single-family, for-rent homes. The deal was announced by Capstone Cos., which brokered the land transaction on behalf of byFiorenza.

Zimmer Development plans to begin construction on the project in early 2022. It will be developed in two phases, with the first phase expected to deliver in late 2023. The project is Zimmer Development’s second in York County after the 2018 delivery of Evolve at Tega Cay, a 260-unit apartment complex.

Capstone’s Caleb Troop and Ron Corrao represented byFiorenza in the land deal.

“We are excited to bring a product to the town of Rock Hill that is both innovative and invigorating while integrating the active outdoor lifestyle of the surrounding amenities into the Marvell community,” Zimmer Development’s Emily Zimmer Moree said in a press release.

The land sale comes after byFiorenza worked to rezone the site last year. The rezoning allowed up to 250 apartments and 90 single-family homes at the site, which is on Riverchase Boulevard near Exit 82 off Interstate 77. It is around 2 miles from the site of the Carolina Panthers headquarters under construction in Rock Hill.
